TERMS OF WARRANTY as of 11/15/08.                                                                                          
 
KEYS JANITORIAL SERVICES Inc. and its subsidiary
FLORIDA KEYS FLOOR CARE SERVICES describe the following TERMS as follows:
 
“WARRANTY”
The “WARRANTY” covers the quality of labor and the durability of the materials against
any defects or premature normal wear for a period of 30 days, following a complete floor refinishing including STRIPPING, SEALING AND WAXING performed by KEYS JANITORIAL SERVICES, Inc.
 
“EXTENDED WARRANTY”
The “EXTENDED WARRANTY” applies in conjunction with the  “REGULAR MAINTENANCE AGREEMENT” to insure durability of the initial work and quality of the subsequent results from the scheduled maintenance as recommended by KEYS JANITORIAL SERVICES, Inc.  No floor stripping should be required for a period NOT TO EXCEED TWELVE MONTHS, unless otherwise specified, following the complete floor refinishing as described as above.

CONDITIONS

“WARRANTY”
This warranty applies from the moment the work is completed (the billing date is not relevant).
The customer must perform the regular upkeep according to the recommendations from our staff.
 
“EXTENDED WARRANTY”
This warranty applies from the moment the first scheduled maintenance is performed and remains valid during the time limit as described, as long as the REGULAR MAINTENANCE AGREEMENT is honored by the customer.
The MAXIMUM PERIOD allowed IN BETWEEN the regular maintenance is 3 MONTHS.
Any changes regarding the maintenance frequency must be approved by KEYS JANITORIAL SERVICES, Inc.
 
If the REGULAR MAINTENANCE AGREEMENT is canceled or the maintenance is not performed  due to the customer’s responsibility the “EXTENDED WARRANTY” becomes immediately VOID on the day of the last maintenance.
If no scheduled maintenance has been performed after the initial work the “EXTENDED WARRANTY” is considered not applicable at all.
 
EXCLUSIONS

NOT COVERED BY THE WARRANTIES:

Any area adjacent to the floor:  Walls, Baseboards, Carpets, Paint, Wallpaper, etc…

Any object or equipment in the vicinity of the work area:  Electronics, Computer, Electrical Connections, Furniture, Clothing, etc…
 
Any damage resulting from moving whatever is in the path of the work area.
 
Any defect resulting from structural or mechanical damage:  Roof or Plumbing leaks,
Moisture seeping from under the Floor or Sub-floor, or Poor State of the Floor or Sub-floor.

Cement oozing from seams of Floor Covering.
 
Any type of floor not intended to be stripped or covered with a Water Based Floor Finish.

Any of the following, but not limited to:
Floods, Spills, Poor maintenance, Urine, Scratches caused by pets or by dragging furniture or objects.  Any area covered with any rubber backing mat or carpet or untreated rubber marks.

Any steam cleaning over the finish.

Any cleaning or touch-up performed by or allowed by the Customer using any of the following:
AMMONIA, ACETONE, NO RINSE WAX/FLOOR CLEANER, STRIPPER, BLEACH or other harsh chemicals.

Any WAX TOUCH-UP or RECOATING, if performed by any other than KEYS JANITORIAL SERVICES Inc.
 
Any MAINTENANCE performed by any other than KEYS JANITORIAL SERVICES, Inc.
